CURRENT OPENING: Regional Director of Facilities

The Regional Director of Facilities provides hands on support for all aspects of plant services operations in each Benchmark community.  S/he   organizes, assists, and oversees all facilities related activities and associates to achieve a safe, secure environment along with meeting profit, and growth objectives.

PRINCIPAL DUTIES AND RESPONSIBILITIES

Financial Management

  • Responsible for managing the capital expense budget as well as implementation and tracking
  • Takes a lead role in refining and improving the capital expense tracking process to achieve the goal of updated and reconciled monthly reports to Management, Partners, and Communities
  • Assists in the development of one year and five year rolling capital expense budgets and coordinates with each community’s Executive Director and Plant Operations Director as well as the Regional Director of Operations and Vice President of Facilities.
  • Identifies and manages cost effective vendor relationships to leverage our volume and provide the best service
  • Oversees the communities to ensure they know which CAPEX purchases they are responsible for and then makes the purchase in a timely manner and within budgeted cost
  • Oversees Plant Operations Directors expense control management and review community spend down. Hosts monthly monitoring Conference Calls with Plant Operations Directors of communities exceeding their plant operations budgets 

Safety & Compliance

  • Develops, implements, and monitors life safety policies and procedures to ensure compliance to regulations
  • Collaborates with Legal and Risk Management on OSHA-related building and plant services knowledge/training.
  • Partners with the Senior Director of Facilities to develop and implement a detailed, long term plan to improve the overall facilities management of all Benchmark communities paying special attention to: expense control, preventative maintenance, fire safety, improvement of resident and associate safety, improvement in the compliance of all appropriate regulations, development of reasonable standards where appropriate, improve associate development and training for optimized performance
  • Maintains compliance with environmental and safety standards as set forth in regulations, licenses, and permits issued by federal, state, and local agencies
  • Leads the development and implementation of policies and procedures in the areas of safety and quality control
  • Partners with the Senior Director of Facilities to lead the organization in the event of a natural disasters or community emergency response 

Facilities Maintenance

  • Provides facilities support on a wide range of issues relating to site and utilities including, but not limited to building envelope, machinery and equipment, environmental issues, building code and regulatory issues, and life safety issues
  • Responsible for supporting all communities in regards to the cap ex process and any situation in which the Executive Directors and/or Plant Operations Directors need additional expertise
  • Develops, implements, and monitors community cleanliness policies and procedures
  • Ensures communities have proper equipment to adhere to cleanliness standards
  • Develops, implements, and monitors a Preventative Maintenance Program
  • Coordinates and facilitates Preventative Maintenance Program process and procedures training for the field
  • Manages Special Projects that the individual properties need assistance to plan and implement, including, but not limited to larger scale construction renovations, phone and e-call/security system upgrades, major lighting upgrades, roof replacement, FF&E upgrades, common area carpet replacement, rot and mildew repairs/remediation and bulk purchases. 

Project Management

  • Develops short and long-term goals in alignment with the corporate business plan, with specific focus on capital expense
  • Takes a lead role in planning and implementing more complicate CAPEX projects
  • Partners with Development for FF&E and PCA walkthroughs
  • Responsible for the integration of software as well as the facilitation of training meetings with CAFM Trainer
  • Works with CAFM software and interface with Yardi accounting
  • Manages all major corporate related facilities related issues such as HVAC roof top repairs, electrical upgrades, furniture purchases, door repairs, renovations, and major cleaning projects
  • Analyzes technical and operational problems at BAL communities and identifies solutions or processes to address those problems 

Talent Development

  • Assists in defining hiring guidelines for Plant Service Directors at all communities
  • Conduct skills evaluations of all Plant Operations Directors
  • Interviews and approves all final Plant Operations Director candidates before hire
  • Responsible for training and supporting Plant Operations Directors at the individual communities to ensure the optimal functioning and efficiency of our buildings
  • Identifies, trains, and maintains a standard of five Senior Plant Operations Directors responsible for supporting designated clusters
  • Develops and implements training programs for Plant Operations Directors and other field personnel on a variety of topics including preventative maintenance, lock out/tag out, capital budgeting, plant safety, OSHA regulations, etc.
  • Provides overall management of one field-based direct report. 

Communication

  • Hosts conference calls with Plant Operations Directors monthly to ensure continuous communication of company initiatives and financial objectives
  • Coordinates with Senior Facilities Directors to hold a meeting of all Plant Operations Directors semi-annually
  • Develops communications and meeting agendas based on an understanding of critical issues and needs
  • Collaborates with team members as need to plan and implement conference calls and meetings
  • Responsible for vendor relationship management

Job Requirements

EDUCATION/EXPERIENCE/LICENSURE/CERTIFICATION

  • B.S. in Engineering, Facilities Management, and/or similar field preferred, but not required
  • 7+ years of experience
